Mortgage Document Checklist

Use this grouped checklist to organize likely records before you apply. Your mortgage professional will confirm which items apply to your loan and how to submit them securely.

Working checklist

Mortgage documentation checklist

Do not send these records by ordinary email. Your mortgage professional will identify the applicable items and provide a secure delivery method.

Identity and residence

  • Government-issued photo identification
  • Current address and prior residence history when requested
  • Contact information for every borrower

Wage and salary income

  • Recent pay records covering the requested period
  • W-2 forms for the years requested
  • Employer names, addresses and employment history
  • Documentation for bonuses, overtime or commission when applicable

Self-employed or alternative income

  • Personal and business tax returns when required
  • Year-to-date profit-and-loss statement and balance sheet when required
  • Personal or business bank statements for a bank-statement program
  • 1099 forms, written VOE or other program-specific records
  • Business license, ownership or accountant information when requested

Assets and funds to close

  • Complete bank and investment statements—all pages
  • Statements for retirement or other eligible assets
  • Gift documentation when gift funds are used
  • Paper trail for large deposits, transfers or recently moved funds

Purchase or refinance property

  • Fully executed purchase agreement for a purchase
  • Realtor and insurance-agent contact information
  • Current mortgage and home-equity statements for a refinance
  • Property-tax bill, homeowners-insurance declaration and HOA information when applicable
  • Leases and rent information for eligible investment properties

Special circumstances

  • Divorce, support or separation documents when relevant to qualification
  • Bankruptcy, foreclosure or other credit-event documents when requested
  • Entity documents for an LLC or business-purpose transaction
  • Explanation and supporting records for unusual income, deposits, debts or property ownership

Use secure delivery

Upload sensitive documents only through the secure application or another approved method supplied by your mortgage professional. Do not send Social Security numbers, bank statements, tax returns or identification through ordinary email, the quote form or AI guide.

Expect the list to change

The program, property and information already reviewed determine what is needed. Underwriting may request updated statements, missing pages, explanations or transaction-specific records.
